1.1. The parties of this agreement are There Inc. ("There") and Renter ("Renter").

2.1 There hereby agrees to rent to Renter on an "as is" basis the available House of Renter's choice provided that Renter has an account with There that is in good standing.

3.1 Houses are rented on a 30-day basis and the leases are automatically renewed.

4.1 Renter's lease is subject to immediate termination if Renter violates There Member Agreement

4.2 Renter may terminate their House lease at any time but no refund for the paid time remaining on the lease is available.

4.3 Termination occurs at midnight on the date of expiration.

4.4 Prior to or upon termination, Renter agrees to leave the place clean when they leave. This can be done simply by going into the My Things menu and going through each of the items that Renter has left on the property and "Retrieving" it. We may be required to automatically repossess Renter's items if Renter does not.

5.1. All rental payments are made in advance.

5.2. House rental for the next period is automatically deducted from Renter's account on the last day of the current rental period. If an insufficient amount of money is in Renter's account, Renter will be notified by e-mail and given an opportunity to put more money in their account.

5.3. Rental rates are subject to change with 7 days notice.

7.1. Renter's use of this property must not violate There Member Agreement.

7.2. Renter may hold events in Renter's House and Renter can charge admission.

8.1. Renter controls who may enter the rented property. Choices are the Renter only, Renter's buddies only or everyone. If Renter is having an event in his or her House, only the people who signed up are admitted.

8.2. There authorized staff may be required to enter Renter's property without Renter's prior permission. This entry will be limited to either: a response to a 911 call received from someone on Renter's property who is in need of help or to technical difficulties that require There Personnel to be onsite.

This property is provided to Renter "as is" without warranty of any kind, either express or implied, including but not limited to the implied warranties of merchantability and/or fitness for a particular purpose.

There retains all rights, title, and interest in the Houses; these retained rights include, without limitation, patent, copyright, trademark, trade secret and other proprietary rights throughout the world. Renter may acquire, create, design or modify Houses, but Renter agrees that they will not gain any ownership interest whatsoever in any House, and Renter hereby assigns to There all of Renter's rights, title and interest in any such House.
